Terms and Conditions

This Short Term Rental Agreement (the “Agreement”) is made by and between the homeowner of Semaphore Sea Breeze and the guest as of the date the reservation was made. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Property

The property is located at 154 Military Rd, Semaphore.
The property is fully furnished and includes linen, electricity, water, off street parking and use of the swim spa. Guests are welcome to use these all of the properties facilities and items at no additional charge, however the Guest does so at their own risk. No warranty or service agreement is given or implied.

Maximum Occupancy

The maximum number of guests is limited to 10 persons.

Term of the Lease

The lease begins at 3 p.m. on the check-in date and ends at 10 a.m. on the checkout date. Requests to alter the standard check in times will be accommodated where possible.

The lease shall be for the number of people as specified in the booking. There shall be no additional guests without prior permission.

Use of the Swim Spa

Do not use the swim spa before 8am or after 9.30pm.

Never wear Fake Tan or Tanning Lotion in the hot tub, doing so may result in a $500 cleaning fee.

The swim spa has a compliant pool fence and has been inspected to ensure compliance with local council rules and regulations.

The swim spa must be tested every day by guests to maintain chemical balance. Instructions will be provided upon arrival at the property. The process is easy and takes approximately 2 minutes.

To ensure the ongoing cleanliness of the swim spa, the owners will require access once to twice per week (more often for larger groups) to check the swim spas chemical balance and clean the swim spa. The process takes less than 30 minutes, and will occur at a mutually convenient time to reduce any impact to your privacy.

Ensure the cover is on the swim spa when not in use. Failing to do so may result in a cold hot tub next time you use and the heat pump may not be able to keep up. The heat pump is NOT environmentally friendly!

If any problems with the swim spa arise during your stay please contact the owner immediately so that it can be quickly remedied.

Rental Rules

The guest agrees to abide by the Rental Rules as stated below;

Semaphore Sea Breeze is not a party house. Semaphore is a quiet and friendly community. Please respect our neighbors and keep the noise down, especially after 10pm.

Upper bunk beds are not suitable for children under 9 years. We have followed all safety requirements, as stated by the manufacturer. Upper mattress can easily be placed on the ground.

Semaphore Sea Breeze has NOT been child proofed. For example, TV and wardrobes have not been anchored to walls. Cabinets with cleaning products and cooking utensils have not been locked.

The travel Port-a-Cot is used at the discretion of the renter and the renter takes full responsibility for its correct use. The cot must only be used as per the manufacturers specifications and instructions (copy provided with the cot). The manufacturer recommends a maximum infant weight of 13kgs and height of 86cm. The owner takes no responsibility for the use of the Port-a-Cot or the high chair.

Rubbish bins must be taken out on Wednesday night and brought back in on Thursday, after they have been emptied.

Minimum Rental Age is 21 years.

Fireplaces are cosmetic only.

No illegal activities are to take place on the property.

Smoking is NOT permitted inside the house.

Guests that have been approved to bring their pet are required to declare the pet prior to arrival. Guests are required to clean up after their pets THOROUGHLY. Pets must be kept off beds and furniture at ALL times, and not left locked inside when guests aren’t home.

Upon arrival it is the guest’s responsibility to do a house inspection and report anything that is broken or out of order. If something is broken or you notice something needs replacing please inform us as quickly as possible, so you are not inconvenienced.

Access

The Guest shall allow the Homeowner access to the property for purposes of repair, inspection and maintenance.  The Homeowner shall exercise this right of access in a reasonable manner.

Rental Rate and Fees
Deposit: 25% of the invoice amount is due at the time of booking. The remaining amount and a $500 security bond is due 30 days prior to check-in.  The security bond may be increased during high risk periods, the bond amount will be confirmed by the Owner prior to booking confirmation. The guest is responsible for damage to the property, either accidental or through the guests negligence. Any bond shall be refunded within 7 days of the checkout date, however, claims may be made by the Homeowner for (but not limited to):
– damage to the property or furnishings;
– dirt or other mess requiring excessive cleaning (including stains on mattress protectors);
– excessive waste may incur a waste disposal fee;
– Linen cleaning fees;
– unwashed dishes or dishwasher not turned on prior to departure;
– BBQ not cleaned after use;
– or any other cost incurred by Homeowner due to Guest’s stay.

If the premises appear dirty or damaged upon check-in, the guest shall inform Homeowner immediately.

Cancellation Policy
Cancellation prior to 15 days before arrival will be provided a full refund.

Cancellation between 15 and 5 days before arrival will be provided a 50% refund.

Cancellation within 5 days of arrival will not be provided a refund.

Identification

Guests are required to provide one form of government issued photo identification prior to check-in, along with a contact phone number and email address.
